Understanding the Home Inspection Process

Buying a new home can be overwhelming, especially if you are a first-time homebuyer. You should always have a home inspection conducted to ensure there are no glaring safety issues or other potentially deal-breaking problems. Keep reading for some tips on the home inspection process.

1. Select an Inspector

There are plenty of home inspectors out there, but this does not mean that they all check homes thoroughly. Ask for names of trusted home inspectors from your realtor, who likely has a few companies that have well for other clients.

2. Attend the Inspection

Don’t leave the inspection to the professionals, attend it and stay with them when safe to do so. For example, do not get onto the roof, but do check out the furnace and air conditioning units. Ask questions if you aren’t sure what the inspector is trying to tell you.

3. Read the Report

Make sure you take the time to read the inspection report for your new home. You may find that it recommends major upgrades, such as an oil tank installation Westchester County NY or a new roof. Other things to note could include suggestions for potential future issues such as a hot water heater that is nearing the end of its usable life but does not require immediate replacing.

4. Negotiate With the Sellers

Work with your realtor to determine which items flagged on the home inspection report should be fixed by the seller. Bear in mind that sellers are likely not going to fix small issues that are not essential to the basic function of the home. However, problems such as sinks that do not work or shoddy electric work should be negotiable. The seller could offer to pay to have the broken item fixed problem prior to the sale, or he or she could ask if you are willing to have the problem addressed after closing if they knock the cost off of the price of the house. Discuss it with your realtor and see what makes sense for you. There are occasions in which the seller is unwilling to pay for any repairs. At that point, you will need to determine whether you want to walk away from the home, or if the purchase is still worth it.

The purchase of a home rarely goes perfectly smooth, so you should anticipate a few hiccups throughout the process. Remember that the end result will be owning a home to enjoy with friends and family.
